Measured Term Contracts.

Clients often appreciate the benefits of Measured Term Contracts, which are set for a predetermined period of time – often 3 years. Measured Term Contracts give you the client peace of mind that you have a reliable construction team on hand ready for facilities management, small refurbishments and repairs or alterations and new builds alike, without having to go through the time consuming and often costly exercise of putting each job out to quote or tender. There is one tender process at the beginning of the Measured Term Contract, where construction companies who wish to tender discount against a predetermined published Schedule of Rates. The successful contractor then works to the standard form for The Measured Term Contract which is issued by the Joint Contracts Tribunal. This covers all contractual obligations, terms of payment, contract periods, health and safety, insurances and control of work.

What this means to the Client

Measured Term Contracts provide Clients with a more accurate cost prediction for the predetermined period. An additional benefit is that over this term the team become familiar with our clients premises and properties, standards and procedures, enabling our Quantity Surveyors and construction team to act quickly and provide appropriate construction solutions to suit each individual site or order. Every project whether a large construction or small maintenance job will begin with an order from the Client to the Contractor, which will include a start and completion date and a priority rating. A Chartered Quantity Surveyor (Keelagher Okey Klein) will be assigned to the contract who will keep a close control on costs, monitor financial deadlines, accommodate any additional instructions and keep you the client informed, offering advice to all the team when appropriate.
